Garage doors around Los Angeles answer to forces most of the country never plans for. The door opening is the widest hole in a house's front wall, which matters when the ground moves; in canyon neighborhoods it is also the biggest gap an ember can find, and over the mountains in the Antelope Valley it faces desert mornings below freezing.
A bedroom above the garage: the soft-story problem and its retrofit
Plenty of two-story houses put a bedroom directly over a two-car garage. FEMA's P-1100 retrofit guidance calls this living space over garage and treats it as a known weak point: the wide opening leaves the front wall with little bracing. The 1994 Northridge earthquake, centered under the San Fernando Valley near Reseda, showed how badly buildings with open, parking-level ground floors can fail.
The usual fix, as the California Residential Mitigation Program describes it, can add steel columns or shear panels at the door opening, a new foundation under that wall and a collector beam in the ceiling. Its pilot grant covers listed ZIP codes only.
Each of those parts lands where door hardware lives. A column can crowd the vertical tracks, a beam can block the opener rail, and the opening may shrink slightly. Get the finished width, height and headroom from the contractor first, and book a technician to remove and rehang the door, since its springs must be unwound under control.
Aftershock triage: what the door reveals about the opening
Shaking moves the frame, and the door is usually first to show it:
- Wedge-shaped daylight down one side: the opening has likely shifted out of square. Photograph it for an adjuster or engineer before anything is adjusted.
- A slack lift cable, or a bottom panel riding low at one corner: quit pressing the wall button, because uneven tension can let the door drop.
- Track bolts backed out of the jamb: keep people and cars clear until the track is anchored into solid framing.
- A water heater sharing the garage: confirm its straps held, as a state law passed after Northridge requires.
Pacific Palisades rebuilds: specifying a door that shuts out embers
The Palisades Fire started on January 7, 2025, and CAL FIRE's final count put the structures destroyed at 6,837. Much of the neighborhood is a Very High Fire Hazard Severity Zone, where California's wildland-urban interface standards include a garage door rule.
It caps the gap between door and opening at 1/8 inch along the bottom, sides and top, using tested weatherstripping, a door that overlaps the jambs and header, or metal flashing over them. Before ordering, confirm:
- Which method the door uses, with paperwork showing the weatherstripping passed its weathering and flammability tests.
- A level slab across the opening; no seal holds 1/8 inch over a dip in new concrete.
- Square jambs, with matching corner-to-corner diagonals.
- An opener with the battery backup state law requires on new residential units, so the door can close during an outage.
Curbside garages on slopes, and Lakewood's postwar framing
On hillside lots the garage often sits at the curb with the house above or behind it, and the driveway pitches into the opening. A slab falling toward the street leaves a tapered gap: a deeper bottom seal handles a slight taper, a steep one needs concrete work, and a rubber threshold turns back winter runoff.
Dug-in garages also run short on headroom, where low-headroom track or a jackshaft opener mounted beside the door lets a sectional door fit.
Lakewood is the opposite terrain: flat land where 17,500 houses went up between late 1949 and 1953. Have the header and jambs probed for soft, termite-damaged wood before ordering, because new tracks need solid framing to bolt into.
Palmdale and Acton: doors at 2,700 feet
Cross the San Gabriel Mountains and the climate flips. Palmdale sits at about 2,655 feet on the Antelope Valley edge of the Mojave Desert, averages 52 mornings a year at or below freezing and still logs around 35 afternoons at 100°F or hotter. Acton, an unincorporated ranch community about 8 miles south, sits slightly higher.
Cold thickens old grease until the opener stalls and reverses; clean it off and switch to a lubricant that stays thin in the cold rather than raising the force setting. On Acton's horse properties, a barn or shop door wider than a typical garage door calls for heavier-gauge steel, reinforcing struts and springs matched to its real weight.
Whose rules apply? Served areas sorted by jurisdiction
The county holds 88 incorporated cities plus unincorporated communities it governs directly, so permits and code questions go to whichever agency covers the address. Recent service areas, grouped that way:
- Part of the city itself: Los Angeles (90031, 90032, 90049), Pacific Palisades (90272) and Canoga Park (91303, 91304)
- Separate cities closer in: Burbank (91504, 91505), Glendale (91202, 91206), Monrovia (91016) and West Covina (91790, 91791, 91792)
- North county cities: Santa Clarita (91350, 91390) and Palmdale (93550, 93551, 93552)
- Unincorporated county territory: Acton (93510)
- Southeast and western edges: Lakewood (90712), and Westlake Village (91361) on the Ventura County line
- Over the Orange County line: La Habra (90631) and Westminster (92683)
