Canton, the Cherokee County seat, sits at the southern tip of the Blue Ridge, where the Etowah River flows through town about 40 miles north of Atlanta. The city grew from under 23,000 people in 2010 to nearly 33,000 by 2020 and keeps growing, so its garages range from mill-era houses near downtown to golf-course subdivisions and brand-new streets on the ridges. Sloped lots, foothill winters and a pollen season that breaks records shape what goes wrong with a door here.
City or county: two permit desks, and neither list names garage doors
Inside the city, building permits come from Canton's Building and Safety Services Department through its LAMA permitting portal; everywhere else in the county, and in Waleska, the Cherokee County Development Service Center handles them through CityView. Woodstock, Holly Springs and Ball Ground are cities with their own desks, while Hickory Flat, Sixes, Free Home and Macedonia are county communities.
Both offices publish lists of what needs a permit and what does not, and a garage door replacement appears on neither, so a quick call before the job settles it. Georgia's state minimum codes apply to all construction whether or not a local office enforces them, which means a new door still has to be installed to the manufacturer's instructions even when nobody inspects it.
Garages at the bottom of a sloped driveway
Drive-under and basement-level garages are common on hilly lots around the county, and when the driveway tilts toward the door, every heavy rain sends water and red clay straight at it. Georgia's red clay gets its color from iron oxides left behind by long weathering, and the loose saprolite beneath it erodes quickly once trees are cleared from a new subdivision, which is why the first few years after construction are the muddiest.
A fresh bottom seal is the first line of defense, but it cannot hold back a steady stream on its own. A trench drain across the base of the driveway, a low threshold strip on the floor, or both, keep runoff out for good. If water has been getting in for years, have a technician check the bottom section and the lower track brackets for rust while you are at it, and a foam-filled insulated door is stiffer and quieter than single-layer steel when bedrooms sit directly over the garage.
Mill town, lake town, boomtown
The Canton Cotton Mills were chartered in 1899; Mill No. 2 went up in 1923 and 1924 on 36 acres between the Etowah and Georgia 5 with about 150 mill houses around it, ran until 1981 and has since been turned into loft apartments. The downtown commercial district joined the National Register in 1984, and the city's Historic Preservation Commission reviews certificate applications for designated properties, so a street-facing door on an older house near Main Street is worth a question before ordering.
The next layers came fast: the BridgeMill golf course opened in 1998 off Sixes Road, Hickory Log Creek Reservoir rose between 2005 and 2008 to back up the Etowah, and the ridges between Canton, Holly Springs and Ball Ground filled with covenant-governed subdivisions. Their doors share two traits: a committee that regulates style and color, and builder-grade springs and openers installed within a few years of each other that now need replacement within a few years of each other. Have the committee's written sign-off in hand before the order goes in; a door made to your opening cannot go back to the factory.
Snowjam, the 2014 ice and the January 2025 storm
North Georgia winters are short but sharp. On January 28, 2014, one to three inches of snow stranded motorists across the metro for as long as 20 hours; two weeks later, a quarter to half an inch of ice glazed the Atlanta area while two to five inches of snow fell north of a Rome-to-Gainesville line; Hartsfield-Jackson bottomed out at 8 degrees on December 24, 2022; and on January 10, 2025, a storm dropped one to three inches of snow with pockets of six and left more than 100,000 customers across north Georgia without power.
Meltwater that refreezes overnight glues the bottom seal to the concrete. On an icy morning, free the seal before touching the button: warm water along the bottom edge or a hair dryer on the rubber, then a towel on the slab so it does not refreeze, because a motor straining against ice strips gears and bends top sections. Springs that felt heavy in the fall often fail during a cold snap, and with Cobb EMC, Sawnee EMC and Amicalola EMC each serving parts of the county, a battery backup on the opener is a sensible hedge against outages that end at different times on different roads.
Pollen that films the sensors, and the spring storm record
Atlanta's pollen count set its record of 14,801 on March 29, 2025, eclipsing the 9,369 of 2012, and that yellow film settles on the lenses of the safety sensors until a door simply refuses to close. Wipe both lenses with a soft cloth before calling; raising the opener's force or bypassing the sensors is never the answer.
The Storm Prediction Center's records show 30 tornado tracks touching Cherokee County between 1956 and 2023, including two violent storms on March 27, 1994 and an EF-3 on April 27, 2011, and Helene's remnants scattered outages across the metro in September 2024. When wind or a limb knocks a door out of square, a lift cable has usually jumped its drum; keep the family clear, cut power to the opener and let a technician reset the cables and check the springs before the door moves again.
