On September 28, 2022, Hurricane Ian came ashore on Cayo Costa. The tide gauge near downtown Fort Myers rose 7.26 feet above the normal high tide, the surge reversed the flow of the Caloosahatchee and flooded the city's streets, and 36 of the storm's 41 surge deaths were in Lee County. Because a garage slab usually sits a step below the rest of the house, garages were often the first rooms to fill.
That storm shapes much of the door work here, but not all of it. The city also has 1920s neighborhoods whose garages were built for smaller cars, and to the east, Lehigh Acres added thousands of homes in a few boom years.
After the river came up: hidden damage in surge-flooded garages
Brackish water does its worst work where nobody looks. The lift cables are anchored at the two lower corners, the spot that sat underwater longest, and corrosion can creep inside the strands for months before the outer wires fray. Those parts hold back the full force of the springs, so loosening or replacing them is a technician's job.
A foam-insulated steel door can also trap water in its bottom section, which later shows as rust blisters or a skin peeling off the foam, and the opener's low wiring rarely survives a soaking. Milton added four to six feet of water along the river in October 2024, so a door that was checked once in 2022 may deserve a second look. After any flooding, ask for a written inspection of cable ends, drums, springs and the lowest panel.
Vented garage doors and the flood-zone rules behind them
Federal floodplain rules let an attached garage in a mapped flood zone sit lower than the required flood level, but only as space for parking, storage and entry. In A zones its walls need flood openings that let water in and out on their own, and FEMA's technical bulletin allows openings in a garage door only when the walls lack room for them, precisely because doors get replaced and a later owner can swap a vented door for a solid one without knowing the vents were required. A closed door does not count, the gap beneath it does not count, and neither does an opener that lifts the door when it senses water, since storms knock out power.
Before replacing a door with vent grilles in its lower panels, check the elevation certificate or ask the floodplain staff at the city or Lee County whether those vents are counted. If they are, order certified engineered vents with at least the same rated coverage. The city also counts improvements cumulatively over twelve months toward its substantial improvement threshold, so a new door ordered during a larger rebuild belongs in that tally.
Garage doors are on the city's yes list
The City of Fort Myers publishes a plain table of what needs a permit, and garage doors sit on it with a yes for houses and businesses alike. Applications go to the Building, Permitting and Inspections Division of the Community Development Department through its EnerGov portal. A Fort Myers mailing address is no promise that the house is inside the city, though: North Fort Myers, Lehigh Acres, Alva, Iona, San Carlos Park, Gateway, Buckingham and Tice are county land, so Lee County's Building and Permitting Services handles them on its eConnect system.
Estero became its own village at the end of 2014, and Fort Myers Beach, Bonita Springs, Sanibel and Cape Coral each run their own building offices. Lee County lies outside the HVHZ, but the paperwork everywhere must show a door listed for the wind load at your opening, and how the state rates doors for hurricanes is worth reading before you compare quotes. What a door permit involves in Florida, application to inspection, has its own write-up.
Dean Park, Edison Park and the Certificate of Review
A wooden Tamiami Trail bridge first crossed the Caloosahatchee in 1924 and helped set off a building boom; the concrete Edison Bridge did not open until 1931. Dean Park, founded by John Morgan Dean in 1912 with its first houses finished by 1915, filled with bungalows and revival-style homes through 1928 and joined the National Register in May 2013. Edison Park, completed in 1926, faces the Edison estate across McGregor Boulevard and its royal palms.
Downtown, Dean Park, Edison Park and Seminole Park are the city's local historic districts, and exterior changes there go through a Certificate of Review under the land development code before a nine-member board. Garages from that era were sized for narrow cars and seldom match stock door sizes, the framing can be close to a century old, and tight headroom may call for a low-clearance track, so measure before the design goes to anyone.
Lehigh Acres: boom-year houses reaching their first big repairs
Lehigh Acres began in 1954, when Lee Ratner's ranch was platted into a vast grid of small lots, yet most sat empty for decades. Construction finally surged between 2003 and 2007, peaking in 2006 with more homes than the previous half century had produced. Those houses now share the same birthday, and so do their springs, rollers and openers.
A door from that boom typically has standard-cycle springs and a builder-grade opener, and when one spring breaks the other is usually close behind, so ask about replacing both. Lehigh is county land for permits, and the Weather Service measures Fort Myers' rainy season from May 15 to October 15, when about two-thirds of the year's 57 inches fall and a split bottom seal lets every afternoon storm under the door.
