Stucco Mediterranean-style Florida home with a barrel-tile roof, a white carriage-style garage door and palm trees

Garages around Naples fall into two camps. Toward the Gulf, many homes sit behind a gatehouse, answer to an architectural committee and share the garage with a golf cart. Inland, Golden Gate Estates spreads over large lots laid out in the 1960s, usually with no association, and the garage may be a separate building sized for a boat.

Both camps have been tested. Irma made its last landfall at Marco Island on September 10, 2017, and Ian's surge in September 2022 carried Gulf water across much of the city. What follows covers the gatehouse, the permit, the wind contours, the saltwater and the Estates.

Behind the gatehouse: access, approvals and quiet hours

In Pelican Bay, Pelican Marsh, Fiddler's Creek and the other master-planned communities, the first hurdle is the gate. Put the appointment on the guest list or the visitor app, and if you spend summers up north, tell your home watch provider or a neighbor so the visit is not turned away at the entrance.

Architectural committees usually control the outside of a garage: color, panel layout, window inserts and sometimes the hardware finish. Ask for the committee's current list of accepted styles before the estimate, then submit the spec sheet and a color chip and wait for written approval, because doors are built to fit your opening. Ask too whether contractors may only work on certain days, and whether doors must stay shut when not in use, a rule that adds cycles to the opener.

Collier's door permit and the city's own building department

Outside the three cities, Collier County's Growth Management Community Development Department permits a replacement door through its GMCD Public Portal, and its window, door and shutter permit names garage doors outright. The form wants the state approval or Miami-Dade NOA numbers, requires the new door's rated pressures to exceed those of the existing opening, and asks whether the declared value passes a quarter of the structure's improved value, which is the county's trigger for a closer look.

The City of Naples runs its own Building Department, Marco Island its own Building Services, and Bonita Springs, across the Lee County line, its Community Development Department. Golden Gate Estates, Golden Gate City, North Naples, East Naples, Pelican Bay and Lely all fall to the county. Whichever desk it is, our Florida permit guide shows what the application contains and what the inspector checks.

Between the 160 and 170 mph contours

Collier lies beyond the two counties of the High-Velocity Hurricane Zone, yet its wind map is among the toughest in the state. Only the 150, 160 and 170 mph contours for houses cross the county: the 170 line lies just off the Naples beaches and runs through Marco Island, the 160 line passes inland of the city, and even Immokalee and Ave Maria sit above 150. Because nothing in the county falls below 140, the entire county is treated as wind-borne debris region.

So windows in a garage door here need impact glass or approved shutters, and even a windowless door is specified for coastal pressures. What those figures mean on a label is explained in our ratings guide.

After Ian's water: the batteries come before the door

Ian's surge flooded most of the city south and west of the Tamiami Trail, the gauge at the Naples Pier read 6.18 feet above its usual high-water mark before the station was destroyed, and three of the county's five deaths were surge drownings. Some of the worst garage damage came afterward: within weeks the State Fire Marshal confirmed eight fires started by electric vehicles that saltwater had soaked, warned about golf carts and scooters as well, and North Collier firefighters fought one that kept reigniting.

If a cart or car sat in saltwater inside your garage, do not plug it in, unplug it or drive it out; have a towing company that handles electric vehicles remove it, and only then let anyone work on the door. When the technician does come, the wall wiring, the lowest section and the fittings at its bottom corners deserve the closest look, since they sat in brine longest, and written notes and photos help the insurance claim.

Raised houses and the city's 50 percent rule

In flood hazard areas the City of Naples applies FEMA's rule on major repairs: when repairs or improvements reach half of a building's value, which the city takes from the property appraiser's figure for the structure alone, excluding land and pool, the whole house must meet current flood rules, including elevation. The county applies the same half-value test to homes on its land.

That is why rebuilt homes near the water lift the living space and leave the garage at ground level, a level meant only for cars, storage and getting into the house. The door down there is the one most likely to meet floodwater again, so stainless or hot-dip galvanized hinges, fasteners and brackets are worth the upgrade.

Golden Gate Estates: acreage, outbuildings and big doors

Gulf American sold the Estates in the 1960s as a grid of roads and canals with no public utilities, and most owners there still pick a door without a committee's say-so. The garage is often a detached workshop or barn sized for a truck, a trailer or a boat, and a taller, wider door is heavier, so its springs hold more stored energy and belong to a professional. When you call, describe the building: the door's size, whether it is attached to the house, and whether the spring sits on a shaft over the opening or along each track.

FAQ

Garage door questions from Naples homeowners

I'm up north until November. Can a technician get past our gate without me there?

Usually, yes. Add the appointment to your community's guest list or visitor app, and arrange for a home watch provider or neighbor to open the garage. Requests come in 24/7, so you can set it up from wherever you spend the summer.

Our association only allows certain door styles. Can I still get a wind-rated, insulated model?

In most cases. Manufacturers build rated, insulated doors in raised-panel, carriage-house and flush designs, so there is usually a model that matches the approved look. Bring the committee's list to the free estimate, and get written approval before the order is placed.

A golf cart sat in floodwater in our garage. Can I run the opener to get it out?

Deal with the cart first: don't plug it in, unplug it or drive it, and have a professional remove it. Leave the opener disconnected until an electrician clears the outlet. Use the release cord only if the door is down, both springs look whole and the cables are taut; otherwise wait for a technician.

Who issues the permit for a new garage door on Marco Island or in Bonita Springs?

Each is its own city with its own building office, and Bonita Springs sits in Lee County rather than Collier. Everywhere else the question is whether the house lies within Naples city limits or on county land; the installer normally handles the application.

Why does Collier ask whether my new door costs more than a quarter of the house's value?

The county's form uses that question to flag larger projects for review, and in flood zones the separate half-value test decides whether the whole house must meet current flood rules. A door alone rarely crosses either line; a door ordered during a bigger remodel can.
